When & where are Zoning Hearings?

  • Board of Trustees: 6:00 p.m. on the 1st and 3rd Tuesdays of each month.
  • Zoning Commission: 6:00 p.m. on the 3rd Monday of each month.
  • Board of Zoning Appeals: 6:00 p.m. on the 2nd Tuesday of each month.
All meetings are held at Liberty Township's New Administration & Police Substation Facility located at 5021 Winners Circle Drive. 


Zoning Hearing Signs

The Liberty Township Planning & Zoning Department places a zoning hearing notification sign (shown to the right) on each property that is subject to a zoning hearing approximately a week prior to the scheduled meeting as a courtesy to nearby residents and businesses. The sign indicates that the property is subject to a public hearing before the Board of Zoning Appeals, Zoning Commission or Board of Trustees. Please see the list of upcoming cases below to verify the request for the property in which the sign is located. Zoning Commission - January 23, 2023

  • ZC22-023: Liberty IL-AL Investors, LLC is requesting a Zoning Map Amendment from R-1 (Suburban Residential) to B-PUD (Business Planned Unit Development) for a 7.68-acre site and a Preliminary PUD Plan for a Senior Living Facility. The subject property is located at 7582, 7588 and 7604 Bethany Road, Parcel #D2010-014.000-020; D2030-050.000-022 & D2030-050.000-023; Section 14, Town 3, Range 3, Liberty Township, Butler County, Ohio. APPROVED WITH CONDITIONS.
  • ZC23-001: Shannon and Ruth Wagers are requesting a Minor Modification to the Trails of Four Bridges Phase 1 Final PUD Plan to reduce the minimum street side yard setback required for a fence from 30’ to 24’ from the eastern property line. The subject property is located at 6489 Hampshire Trail, Parcel #D2020-249.000-028; Section 8, Town 3, Range 3, Liberty Township, Butler County, Ohio. APPROVED WITH CONDITIONS.
  • ZC23-002: Unicorp National Developments, Inc. is requesting a Zoning Map Amendment from B-2 (General Business) to B-PUD (Business Planned Unit Development) for a 2.44-acre site and a Preliminary PUD Plan for a Wawa Gas Station.   • BZA23-001: Glenn and Gina Edwards are requesting a variance under Section 4.12.4(2) of the Liberty Township Zoning Resolution for reduced side yard setback for a pole barn from the required 10’ minimum to 6’ from the south property line. The subject property is located at 7412 Linn Road, Parcel ID# D2020-054.000-019.
  • BZA23-002: New Signs Ohio is requesting a variance under Section 9.4.5(2)(c) of the Liberty Township Zoning Resolution for a pole supported sign and Section 9.4.5(2)(d) to exceed the 12’ maximum height allowed for structures 50,000 – 99,000 square feet. Parcel ID# D2010-007.000-042.
  • BZA23-003: The Drees Company and Hickory Woods Development are requesting a variance under Section 4.10.3(1) and Table 4.10-A of the Liberty Township Zoning Resolution for a reduced front yard setback from the required 50’ minimum to 40’ for all 112 single-family residential lots to be platted in the Caravel subdivision. The subject property is located at 7000 Kyles Station Road, Parcel ID# D2010-020.000-009.
