Zoning Certificate Requirements
Documents to Submit With Your Application
To the right is a partial list of improvements or activities that necessitate a Zoning Certificate. You must obtain your Zoning Certificate before you start construction. If you are not sure whether or not you need a Zoning Certificate, please call the Zoning Department at 513-759-7500.
Zoning Certificate Application
Residential - New Construction
- 1 site plans (to scale)
- 1 sets construction drawings
- 1 full set (site and construction) must be reduced - 11 inches by 17 inches maximum
- Digital copy of all plans
Residential - Accessory Structure
- 1 site plans (to scale)
- 1 sets construction drawings
- 1 full sets (site and construction) must be reduced -11 inches by 17 inches maximum
- Digital copy of all plans, if available
Residential - Accessory Structure Less Than 200 Square Feet & Fences
- 1 site plans (to scale)
- 1 construction drawings
- Digital copy of all plans, if available
Commercial
- 2 site plans (to scale)
- 2 construction drawings
- 1 additional full set (site and construction) must be reduced - 11 inches by 17 inches maximum.
- 1 full size landscaping plans
- 1 full size photo-metric lighting plans
- Digital copy of all plans
Permanent Signs
- 1 site plans (to scale)
- 1 sign drawings
- 1 additional full set (site and construction) must be reduced - 11 inches by 17 inches maximum.
- 1 landscaping plans (for ground signs)
- Digital copy of all plans
Temporary Signs
- 1 site plans (to scale)
- 1 construction drawings
- Digital copy of all plans, if available
What Requires a Liberty Township Zoning Certificate?
A Zoning Certificate is required for the following:
- Accessory Structures: garages / sheds
- Additions
- Decks or Porches (including covered decks / porches)
- Fences, Pools, Pergolas, and Gazebos
- Finished basement
- Home Occupation
- New construction
- Retaining walls (3+ feet)
- Structural remodel
- Temporary storage PODs
- Liberty Township does not enforce Restrictive Covenants, Deed Restrictions or Homeowners Association (HOA) Architectural Requirements.
- We do ask the applicant if they have HOA approval.
- We review each permit to make sure it is consistent with the Zoning Resolution.
- Our zoning may be more or less restrictive than your HOA guidelines.
